Listing publication and moderation rules

This document governs the publication of listings on LetFlat.net, the requirements applicable to listing content, the moderation process and the grounds for rejection, removal or restriction.
This document forms an integral part of the platform Terms of Use.
1. Purpose of the rules
1.1. These Rules are intended to:
- ensure lawful and fair publication on the platform;
- reduce the risk of fraud, spam, duplicates and abuse;
- establish uniform listing quality standards;
- define the grounds for moderation, restriction, removal of listings and blocking of accounts.
1.2. By publishing a listing on LetFlat.net, the user confirms that they accept these Rules and undertake to comply with them in full.
2. Listings allowed on the platform
2.1. Only listings for long-term residential rentals are allowed on the platform.
2.2. Only the following property categories may be published:
- studios;
- apartments.
2.3. The platform does not allow listings for:
- short-term rentals;
- daily rentals;
- commercial premises;
- offices;
- garages;
- warehouses;
- beds in shared rooms;
- properties outside the categories allowed on the platform.
3. Who may publish listings
3.1. Listings may be published on the platform by:
- owners;
- real estate agencies;
- private individuals.
3.2. The user remains solely responsible for having lawful grounds to publish the listing.
3.3. The platform does not automatically confirm that the user is the owner of the property, an authorised representative, a landlord or any other person lawfully entitled to publish the listing.
3.4. Listings relating to subletting are not automatically prohibited, but the user remains fully responsible for the lawfulness of such publication and for having all required permissions.
3.5. If the platform receives a substantiated complaint showing unlawful subletting, infringement of the owner’s rights or any other serious breach, it may take the measures provided for in these Rules.
4. Mandatory listing requirements
4.1. In order to publish a listing, the user must complete at least the following fields:
- title;
- description;
- price;
- address;
- district / arrondissement;
- surface area;
- apartment type;
- number of bathrooms;
- photographs.
4.2. At least 2 photographs are required for publication.
4.3. Listing contact details may include:
- e-mail;
- WhatsApp.
4.4. The listing must contain enough information for users to understand what is being offered for rent.
4.5. The platform may reject, withhold publication of or remove from publication any listing that:
- clearly contains insufficient information;
- does not comply with mandatory technical requirements;
- contains incomplete, meaningless, fictitious or unreadable data.
5. Listing quality requirements
5.1. The title and description must be clear, relevant to the property and non-misleading.
5.2. A listing must not contain:
- meaningless text;
- excessive repetition;
- intentional distortion of information;
- spam wording;
- manifestly false promises;
- hidden advertising unrelated to the property;
- content unrelated to the topic.
5.3. Photographs must:
- relate to the property;
- be usable for visual review;
- not infringe third-party rights;
- not mislead users about the property.
5.4. The platform may refuse publication or require correction of a listing because of poor description quality, poor image quality or poor listing structure.
6. What is prohibited in listings
Users are prohibited from publishing listings that:
- 6.1. are false or misleading;
- 6.2. duplicate already published listings without reasonable grounds;
- 6.3. constitute spam or mass publication of junk cards;
- 6.4. contain discriminatory wording, restrictions or criteria;
- 6.5. are used for unlawful subletting, fraud or circumvention of the law;
- 6.6. relate to properties outside the long-term residential rental format of the platform;
- 6.7. contain malicious links, viruses, scripts, hacking elements or other dangerous components;
- 6.8. are posted in another person’s name without authority or create a false impression about the publisher’s identity;
- 6.9. contain insults, threats, unlawful content or other unacceptable materials;
- 6.10. are used for commercial purposes inconsistent with the purpose of the platform.
7. Non-discrimination
7.1. Discriminatory listings and discriminatory criteria are prohibited on the platform.
7.2. Users may not use wording in listings or in interactions with prospective tenants that restricts persons on the basis of characteristics prohibited by applicable law.
7.3. The platform may immediately hide or remove a listing where there are signs of discrimination and may also restrict or block the user’s account.
8. Contacts and interactions between users
8.1. Communication between users takes place directly through the contact details indicated in the listing, including e-mail and/or WhatsApp.
8.2. LetFlat.net is not an intermediary in negotiations between the parties and does not control the content of their subsequent communications outside the platform.
8.3. Each user remains personally responsible for their conduct and caution when communicating, sharing documents, meeting, paying and entering into arrangements.
9. Automated and manual moderation
9.1. The platform may use automated and/or manual moderation.
9.2. Moderation may take place:
- before publication;
- after publication;
- following a complaint;
- selectively;
- again at any time.
9.3. Moderation may include reviewing:
- the technical completeness of the listing;
- compliance with platform rules;
- manifest signs of breach of law;
- signs of fraud;
- signs of discrimination;
- manifest duplication;
- other abusive use of the platform.
9.4. The platform is not required to explain in detail its internal anti-spam, anti-fraud or automated restriction criteria where doing so may reduce their effectiveness.
10. Measures that may be taken by the platform
10.1. LetFlat.net may, at its discretion and taking the circumstances into account, apply one or more of the following measures:
- refuse publication of a listing;
- temporarily hide a listing;
- limit the visibility of a listing;
- request corrections or clarifications;
- delete a listing;
- restrict certain account functions;
- temporarily suspend an account;
- permanently block an account.
10.2. In the event of a manifest breach, the platform may remove a listing without prior notice.
10.3. The platform is not obliged to keep a listing published if there are grounds to believe that it breaches these Rules, the law or third-party rights.
11. Grounds for removing a listing
The platform may remove a listing if:
- 11.1. it breaches these Rules;
- 11.2. it breaches the Terms of Use;
- 11.3. it breaches the law or third-party rights;
- 11.4. it is fraudulent, fake or misleading;
- 11.5. it relates to unlawful subletting or there are substantiated materials indicating this;
- 11.6. it is discriminatory;
- 11.7. it contains spam, malicious content or duplicates;
- 11.8. the user fails to remedy the breach after a platform request;
- 11.9. publication of the listing creates a legal, reputational or technical risk for the platform.
12. Complaints about listings
12.1. Any user or third party may report a violating listing to: rills@rills.top
12.2. A complaint should preferably include:
- a link or other data identifying the listing;
- the reason for the complaint;
- a short description of the circumstances;
- supporting materials, if any.
12.3. Complaints may in particular relate to:
- fraud;
- fake listings;
- unlawful subletting;
- discrimination;
- spam or duplicates;
- infringement of third-party rights;
- breach of platform rules;
- other unlawful or unfair content.
12.4. Following review of a complaint, the platform may leave the listing unchanged, temporarily hide it, request explanations, require corrections, remove it or restrict or block the account.
13. Right to correct and appeal
13.1. Where appropriate in the circumstances, the platform may give the user an opportunity to correct a listing.
13.2. A user whose listing has been hidden, removed or restricted may contact support for clarification and/or submit an appeal to: rills@rills.top
13.3. Filing an appeal does not guarantee restoration of the listing or the account.
14. User responsibility
14.1. The user remains fully responsible for:
- the content of the listing;
- the accuracy of the data;
- the lawfulness of publication;
- their contact details;
- the use of photos and other materials;
- the right to rent out the property;
- compliance with the law in cases of subletting;
- respect for third-party rights.
14.2. The user undertakes to compensate the platform for losses caused by their unlawful acts, breaches of these Rules or substantiated claims brought against the platform by third parties, to the extent permitted by applicable law.
15. Platform responsibility
15.1. LetFlat.net performs moderation within the limits of its available resources, procedures and technical capabilities.
15.2. The platform does not guarantee that it will detect every breach, every fraudulent scheme, every inaccurate listing or every possible risk.
15.3. The fact that a listing has not been removed or restricted does not mean that the platform confirms its accuracy, lawfulness or safety.
15.4. The platform is not responsible for transactions, negotiations, arrangements or the consequences of interactions between users.
16. Amendments to the rules
16.1. LetFlat.net may amend these Rules at any time.
16.2. The current version is published on the platform and applies from the date of publication unless another date is specified.
